GENERAL AND SPECIAL CONDITIONS OF THE COTTAGE

Article 1: The rental of this apartment is exclusively reserved for members of the association: Le Refuge, and whose membership fees are up to date.
Article 2: Length of stay
The tenant signing this fixed-term contract may not under any circumstances claim any right to remain on the premises after the end of the stay.
Article 3: Conclusion of the contract
The reservation becomes effective once the tenant has sent the owner a deposit of €75. The contract is returned signed by the owner upon receipt of the deposit. The rental agreement concluded between the parties to this document may not, under any circumstances, benefit any third party, whether an individual or a legal entity, even partially, without the owner's written consent. Any breach of this last paragraph would be liable to result in the immediate termination of the lease at the tenant's expense, with the proceeds of the lease remaining definitively acquired by the owner.
Article 4: Cancellation by the tenant
Any cancellation must be notified by registered letter
a) Cancellation before arrival at the premises
The deposit remains with the owner. If the cancellation occurs less than 15 days before the arrival date, the owner reserves the right to retain all sums paid.
If the tenant does not arrive within 24 hours of the arrival date indicated on the contract, this contract becomes null and void and the owner may make the property available to other guests. The rental amount remains due to the owner.
b) If the stay is shortened, the rental price remains due to the owner. No refund will be issued.
Article 5: Cancellation by the owner
The landlord refunds the tenant the full amount paid.
Article 6: Arrival
The tenant must arrive on the date and at the time specified in this contract. In case of late or delayed arrival, the tenant must notify the owner.
Article 7: Settlement of the balance
The balance of the rental payment is due before moving in, either by bank transfer or check.
The reservation will only be effective after payment of a deposit of €75 to be made by bank transfer or check at least 20 days before the date of your stay.

Article 8: Inventory of fixtures
An inventory is drawn up by the tenant upon arrival and departure from the property. This inventory is the sole reference in the event of a dispute concerning the condition of the premises. The cleanliness of the property upon the tenant's arrival must be noted in the inventory. The tenant is responsible for cleaning the premises during the rental period and before departure. Any cleaning fees will be calculated according to the method described in the property description.
Article 9: Security Deposit or Guarantee
A security deposit, the amount of which is specified in this contract, is required by the owner. It must be paid at the same time as the balance of the stay. After a joint inspection of the property upon departure, this deposit will be returned within one week, less any deductions for the cost of repairs if damage is found.
Article 10: Use of the premises
The tenant must ensure the peaceful nature of the rental and use it in accordance with the intended purpose of the premises.
Article 11: Capacity
This contract is established for a maximum capacity of 5 people. If the number of tenants exceeds the maximum capacity, the owner may refuse entry to the additional persons. Any modification or termination of the contract will be considered to be at the client's initiative.
Article 12: Animals
This contract specifies that the tenant may not stay with a pet. If the tenant violates this clause, the owner may refuse the stay. In this case, no refund will be issued.
Article 13: Insurance
The tenant is responsible for all damages caused by their actions. They are required to have holiday rental insurance to cover these risks.
